Located in Portland's Central Business District, 100 Columbia is a full block development site located adjacent to KOIN Center. It is zoned for commercial development and is fulled entitled for a 9:1 FAR with a 200-foot height limit, with the potential to achieve up to a 12:1 FAR through various available density bonuses. Ownership has engaged GBD Architects to design a Class A, LEED Certified 15-story office building for the site. The typical floorpplate will be 17,000 square feet, with 25,000 square feet floors at the bottom to accomodate larger tenants and will include usable balconies on many of the floors.
