Investment and Capital Markets Transactions
CommonWealth Partners employs both opportunistic and entrepreneurial investment strategies. Entrepreneurial investments often require significant planning and extensive development and operating experience and capabilities and involve the acquisition, development, repositioning, restructuring and intense management of properties to create strongly performing financial assets.

CWP’s vertically integrated organization gives us a competitive advantage and allows us to uniquely capitalize on these opportunities. We invest considerable time and resources analyzing “where we are” in the real estate and capital cycles and adjusting our investment/development strategies and tactics accordingly. Each investment is thoroughly scrutinized, evaluated, and analyzed based on rigorous underwriting and review. CWP takes a disciplined approach to each investment and believes it is imperative to carefully identify, assess and mitigate risk on each investment opportunity we pursue.

Portfolio Management
CWP’s portfolio management services maximize values on a portfolio basis by optimizing leverage, credit and geographic strategies and other factors. Using sophisticated financial analysis in managing the portfolio, CWP is able to mitigate risk while improving returns by taking a holistic view of the assets as a portfolio. CWP is also able to provide statistical and financial reporting on a consolidated portfolio basis in customized formats for our investment partners.

Asset Management
CWP’s hands-on management and development expertise continually adds incremental value while actively mitigating risk. CWP’s asset management group develops a strategic plan for every property and coordinates the leasing, property management, and, where applicable, development efforts to implement this plan.

Property Management
CommonWealth Partners has been successful in establishing strong tenant relationships through the belief that the tenant-landlord relationship is a partnership that benefits from an owner-operator approach — that the owner-operator is in the best position to control and manage property management services on a cost-efficient basis and that significant synergies flow from controlling all of the major inputs to asset performance. Marketing / Leasing
CWP believes the owner should control all the important aspects of the marketing and leasing process in order to maximize asset value and to ensure responsiveness to our Customers.

Only pride of ownership, intimate knowledge of the product, and total dedication assures the intensity of effort, attention to detail, marketing creativity and persistent enthusiasm required to maximize long-term value. CWP works to provide our tenants with a full-service experience from lease negotiation, TI construction management and relocation services, all with a seamless transition to property management and our other related customer service areas.

Development
CommonWealth Partners’ land and vertical development expertise is employed on new development projects to earn better risk-adjusted returns and to enhance returns on core, core-plus and value added investments. At the appropriate points in the real estate cycle, CWP applies considerable development and construction expertise to investment opportunities to enhance returns, preserve value and mitigate risk.

CWP manages all phases of land and vertical development, from master planning and entitlement to construction management and TI coordination in order to mitigate the inherent risk of development and optimize risk-adjusted returns.

Accounting/Reporting
All assets managed by CWP are integrated into a common management information system, which allows web-based access by all of our satellite offices. This system allows for timely and accurate portfolio, as well as property, reporting that can be customized to CWP’s investment partners’ needs to provide the financial and statistical information they require in the format that is most efficient for them.
